Over the past several months, I’ve noticed a significant shift in the Texas resale housing market—especially in the areas I serve like Fort Bend, Harris, and surrounding counties. Since late Q2, resale sellers have been making more concessions to attract buyers, as momentum has slowed and negotiation power has tipped more toward those on the hunt for a home. Inventory of existing homes has reached new highs, giving buyers more choices and putting additional pressure on sellers to adjust their pricing or terms. This increased competition isn’t coming from new construction—it's the swelling supply of resale properties that’s making the biggest impact. As a broker who’s worked through many market cycles, I see how flexibility and strategy are essential for sellers in this environment. The current landscape is all about adaptability: resale supply is up, seller strategies are shifting, and the competition between existing-home sellers and builders is more dynamic than ever. My commitment remains to guide clients through these changes with the expertise and service that have defined my 17+ years in Texas real estate.
