August 2026 brought notable shifts to the Greater Houston housing market. Single-family home sales dipped by 11.5%, landing at 7,100 sales for the month. At the same time, active listings climbed to 38,947, which now represents a 5.3-month supply—giving buyers a wider range of choices than we’ve seen in recent years. The median price settled at $330,000, while the average price reached $426,760, reflecting continued diversity in the homes and neighborhoods available. Homes are taking a bit longer to sell, with an average of 54 days on the market. Having guided clients through all types of market cycles across Houston, Fort Bend County, and beyond, I know these numbers tell more than a story—they shape real decisions for buyers and sellers alike. My team and I are always keeping a close eye on these trends to help you make informed moves, whether you’re considering a sale, a purchase, or an investment.
