Buying in Fort Bend County doesn’t add a homestead exemption automatically. Texas owners must file, or the first tax year may be billed without it.
Miss the first full year, and the cost can add up fast: a $50K taxable-value exemption at a ~2% local rate means ~$1K.
In Fort Bend County, waiting can also delay Texas’ annual taxable-value cap. The cap starts only after the exemption has been in place fully.
Apply through the county appraisal district, and update your driver’s license or state ID first so it shows the home’s address before April 30.
If you bought recently and never filed, Texas allows late applications for missed years within a 2-yr window, with overpaid taxes refunded automatically.
